Where Middleton Is
Middleton is on the east side of St. George, between downtown and Washington City. It began in 1863 as a separate farming settlement about three miles east of early St. George and was gradually absorbed as the city grew. Today the name lives on in Middleton Drive, Middleton Park, and the way longtime residents describe the area. Red Cliffs Drive, built in 1989 to serve the new Red Cliffs Mall, runs along the area's commercial edge near I-15.
Homes and Character
Because Middleton was never one subdivision, homes vary: mid-century ramblers on original lots, later infill, remodels, and some townhomes. Mature trees and irregular, sometimes larger lots set it apart from newer communities. Most of the area has no single HOA, though some infill pockets have their own CC&Rs.
Schools and Access
Washington County School District assigns schools by address, and boundaries change as new schools open. Confirm the current elementary, intermediate, middle, and high school for a specific home with the district's boundary tool before you rely on it. Middleton sits close to I-15 and the Red Cliffs Drive shopping corridor, and the Red Cliffs Desert Reserve rises to the north.
