Where Sienna Hills Is

Sienna Hills is a master-planned community in Washington City, immediately south of I-15 and reached from Washington Parkway at Exit 13 and from East Telegraph Street. It covers roughly 740 acres of former state trust lands that the Utah School and Institutional Trust Lands Administration began planning in 1999 and sold to builders in phases from the mid-2000s, so homes range from about two decades old to new construction.

Homes and HOAs

Sienna Hills is a collection of villages under a master association. The association lists neighborhoods including Copperleaf, Sienna Heights, Garden Homes, The Villas, The Casitas, Arroyo, Ladera, Paseos, Desert Ravine, Escondido, and Sendera, each with its own sub-HOA and management company on top of the master HOA. Housing runs from villas, garden homes, and townhomes to larger single-family homes, and some villages are set up as resort or short-term-rental areas while others are primarily owner-occupied.

Parks and Access

Washington City's Sienna Hills Park, at 500 N. Redstone Road, has a 1,000-square-foot splash pad, playgrounds, a half-court basketball pad, pavilions, and about 500 meters of walking trail. Shopping along Telegraph Street and the Exit 13 interchange is close by.

Schools

Washington County School District assigns schools by address, and boundaries change as new schools open. Confirm the current elementary, intermediate, middle, and high school for a specific home with the district's boundary tool before you rely on it.
