Where Stucki Farms Is
Stucki Farms is a master-planned community in the Washington Fields area of Washington City, south of the Virgin River, described as sitting between Warner Valley Road and St. George Regional Airport. It is now marketed under the name Alaia. Its original developer describes it as just under 600 acres, and newer coverage gives about 570 acres.
Homes and Villages
The plan is divided into villages with different home types, from cottages and townhomes to larger single-family homes. Visionary Homes is building single-family homes, cottages, and townhomes in The Preserve at Alaia, with later phases in development. In June 2026 the Washington City Council approved an amendment to the Stucki Farm planned community that updates development agreements and timelines.
Open Space and Amenities
The developer's plan sets aside about 140 acres of open space, including roughly 24 acres of lakes and more than three miles of walking paths. A resident community center with a pool, hot tub, and fitness center, a future city park, and a planned inland surf facility called Zion Shores have been announced but are not all built, so treat planned amenities as future items when you buy.
Schools
Washington County School District assigns schools by address, and boundaries change as new schools open. Confirm the current elementary, intermediate, middle, and high school for a specific home with the district's boundary tool before you rely on it.
